{That kitchen shot just did it for me. Gorgeous restoration and update to a historic property. Old-and-new done well!}Set on the desirable Leinster Road just 3 kilometers south of Dublin’s center, lies architect Allister Coyne’s recent restoration / renovation of an 1860s Victorian townhouse. The current owner bought the property in 2011 as a fixer-upper for €497,000 and promptly tapped Coyne, whose firm Ailtireacht has become the go-to for local residents. When Coyne fist arrived on scene the property had suffered some degrading renovations, not the least of which was its division into 11 separate apartments. Coyne’s task was to meticulously restore the main house to its former, family-home-glory all while seamlessly adding an ultra contemporary addition out back.The restoration portion of the project encompassed both the exterior and interior – beginning with the uncovering and re-creation of the original brick facade. On the interior – all non-original walls were stripped down and the period details restored (some original, some salvaged). As for the addition, its black glass facade reflects not only its garden surrounds but also Coyne’s belief that there can be harmony among opposites and that what is new should look new.Working in close collaboration with the owner throughout, on the interior, Coyne supported a seamless flow between new and old by maintaining a limited palette dominated by European pale oak, Sapelé mahogany, marble tiling, glass and traditional timber floorboards. The more formal living spaces are housed on the main level with a wide wood staircase leading down to the garden level which houses the kitchen, guestroom and addition. As for the three family bedrooms, they are located on the top floor with views of the Dublin Mountains and, the architect’s personal favorite, a view of the addition’s black glass roof which reflects ever changing views of the sky.via & via -- source link
